The brief

Deck work slows at Juniper Ridge in September, and the crew still has about six good building weeks before the ground freezes. The owner wanted fall patio and fire-pit projects from homeowners near the foothills who sit outside into October. The limits: no wood-burning pits where an HOA or the county says no, a small ad budget, and one finished patio in Littleton whose owners had agreed to open their yard for a Saturday.

Goal
Sell fall patio and fire-pit projects in September and October, when deck work slows down.
Who and where
Homeowners in Littleton and Lakewood near the foothills who use their yards into fall evenings.

What the client gave me

Before and after photos of a flagstone patio and gas fire pit they built in Littleton in August, the homeowners’ okay to host an open yard, the owner’s notes on gas versus wood, and a few photos from the crew’s phones.

What I made

Evening photos at the moment people want a fire, a before-and-after, a practical rules checklist and an open-yard Saturday at a finished project.

  1. Fall is fire-pit season
Fall is fire-pit seasonHeld for the first evening below 50 degrees and paired with a dusk photo, not a midday one. People were outside, a little cold, phone in hand.Caption Posted on the first cool evenings in September, the moment people step outside and want a fire. The photo does the selling.
  2. A bare corner becomes a patio
A bare corner becomes a patioThe before and after from the same corner, matched up. The homeowners asked for the town only, so the post says Littleton and nothing more.Caption Shot from the same spot, so the change is obvious. Every yard has a corner like this, which is why people picture their own.
  3. Gas or wood? Check these first
Gas or wood? Check these firstThe owner’s gas-or-wood notes, cut to three checks. Fire restrictions come up every fall here, and the post answers it before the quote.Caption A practical checklist that shows the company knows local rules. It answers questions before the quote and avoids surprises later.
  4. See a finished patio this Saturday
See a finished patio this SaturdayThe open yard, with the homeowners there to answer questions. Ten to two on a Saturday, coffee, and no sales pitch.Caption With the homeowner’s permission, a finished project becomes a showroom for a morning. Neighbors who come by already want a patio.

One ad, the evening fire pit. Clicks were cheap ($0.38) because the photo stopped people, but many of them rented or lived in apartments and just liked the picture. The open yard drew better requests than the ad, from people who could stand on the patio and ask what it cost.

What happened

The open yard did the most. 38 people came over four hours, 12 asked for a quote that day, and 4 of the 7 signed jobs came from them. The checklist is the post that went wrong: it started a long Nextdoor argument about wood smoke, and the replies drowned out the post. Of 31 requests, 7 signed, all for gas fire pits, and the last patio was finished the week before Thanksgiving.

What I’d do next

Plan two open yards, one in mid-September and one in early October, since the second Saturday is when people bring a partner back. Lead with gas fire pits on Nextdoor. And ask the hosts if we can film the open yard for next fall.
