The brief
Oak & Porch gets a steady stream of messages from people moving to the Triangle for jobs in Research Triangle Park, the hospitals and the universities, and most of them have already picked an agent they found months earlier. The agent wanted to be that agent: saved and messaged while buyers were still researching from New Jersey, New York or Chicago. The limits: Meta’s housing ad rules, no claims about schools or “safe” neighborhoods, and nothing she couldn’t back with her own experience.
- Goal
- Be the agent relocating buyers save and message while they research Raleigh from out of state.
- Who and where
- Buyers in other states moving to the Triangle for work, researching neighborhoods months before they visit.
What the client gave me
Her notes on her last ten relocation clients (where they came from, what they asked first and where they ended up), a few photos from her own Saturdays around Raleigh, and the live video tours she’d been doing over FaceTime, which only past clients knew she offered.
What I made
A four-part guide people save and share: where to start, neighborhoods by daily routine, a local Saturday, and live video tours.
Moving to Raleigh? Start here. Her notes showed every relocating buyer asked the same three things first: the commute, somewhere to walk to and what a weekend looks like. Part 1 promises answers.Caption Part 1 of a relocation series. Buyers moving for jobs in the Triangle research for months before they visit, and they save posts that help. Pick a neighborhood by your weekdayGrouped four areas by the weekday buyers said they wanted: walk downtown, a bigger yard, a short drive to RTP. No prices, no rankings.Caption Out-of-town buyers don’t know neighborhood names yet, but they know how they want a weekday to feel. This sorts the area that way. A Saturday in RaleighBuilt from her own Saturday photos: the farmers market first, then the greenway. It’s the post people forwarded to a partner.Caption Shows the life buyers are moving for. Posts like this get shared with friends who are thinking about moving too. Tour from where you areHer FaceTime tours, given a name and a booking link. She’d offered them for years; almost nobody outside her past clients knew.Caption The series ends with the service out-of-state buyers need most. A video tour turns a saved post into a conversation.

What happened
Saves came before messages. Part 2 was saved 380 times before anyone asked for the full guide, and requests picked up after Part 3, the Saturday post. Over eight weeks 71 people asked for the guide by message, mostly from New Jersey and the Chicago suburbs, and the agent answered each one herself. What didn’t work: New York. The few New Yorkers who wrote were mostly asking about Durham, which she doesn’t cover. By the end of April, 14 people had taken a video tour, 4 had signed on with the agent, and 2 were under contract, one in Oakwood and one in Wake Forest.
What I’d do next
Drop New York and add the Washington area, where three requests came from anyway. Turn Part 2 into four short neighborhood videos. Share the guide as one pinned Instagram guide instead of a file, so it’s easy to pass to a partner. And start in November, since most of these buyers move in spring.
